Proposed development of Chilton Woods

On 29 March 2018, Babergh District Council’s Planning Committee granted outline planning permission for the Chilton Woods site near to Sudbury.

Lying within the parishes of Chilton, Acton, Sudbury and Long Melford, Chilton Woods is allocated for development in Babergh District Council’s Core Strategy (2014).

The scheme supports the delivery of new homes, economic growth, adds value to the area and is sustainable. Recognised as an ideal location to meet local housing and employment needs, Chilton Woods will deliver wider benefits for the area including a new primary school, village hall, community woodland, a pub, shops, sports pitches and walking/cycling routes.

Suffolk County Council does not own all the land covered by the Chilton Woods planning permission; some of the land is in private ownership. Proposals for Chilton Woods have been on the cards for many years and as a county council we remain committed to delivering the outline planning permission as granted by Babergh District Council in March 2018.

The benefits

  • 1,150 new homes (288, or 25%, of which will be affordable), 50% of the site allocated as green space
  • 15 hectares of employment land, providing approximately 1,900 new jobs
  • A new primary school and pre-school provision
  • A village centre with local retail, pub and village hall and new open space
  • Relocating sports pitches, building new changing facilities and parking
  • Community woodland and children’s play areas
  • Improvements to key highway junctions, securing detailed approval for a new roundabout and road to open access to a significant area of employment land to the west of the site, investment into public transport, walking and cycling improvements
