This report is the first of its kind to pull together information
on provision of workspace for small businesses in Suffolk from the
public and private sector. The report, prepared by our
Economic Development team, provides information about workspace in
incubator centres, office buildings and business parks appropriate
to the needs of small enterprises.
The types of workspace considered here are under two main
categories:
- Incubator Centres - which concentrate on facilities, support
functions and added value services to meet the needs of start-up
businesses. These centres do not aim for 100% occupancy as
they aim to have a 'churn' of tenants, with more established firms
moving on and freeing up space for new fledgling businesses;
- Business Centres and Business Parks - which are designed for
more established and larger businesses
We acknowledge that some existing business centres and parks
were unable to contribute to this report, and there may be others
in the county of which we are not aware. Whilst the detailed
information on the number and sizes of units available at each site
will vary over time, it is clear that there are currently distinct
clusters of provision in the major urban areas of Ipswich,
Lowestoft, Bury St Edmunds and Newmarket with many other sites
spread along, or close by, the A12 and A14. Conversely there
is a low level of provision in the rural north of the county and in
the south west, between Bury St Edmunds and Haverhill.
